High-end properties in the Orange CBD and outskirts with price tags of more than $1.5 million are in demand.

According to real estate website Domain there are currently 17 properties with $1.5 million-dollar-plus prices for sale in Orange and a further six rural farm properties in that range.
That compares to 102 homes selling for less than $300,000. The current median house price is about $405,000.
LJ Hooker Orange real estate agent Alistair Miller has two of the 17 top end properties for sale.
One on the Escort Way, on the edge of Orange's suburbs is priced at $1.85 million. It has three bedrooms and two bathrooms on 2.49 hectares of land.
The other is in the centre of town on Sale Street.
Mr Miller said he was surprised by the number of expensive properties on the market right now.
"It was rarefied ground a year ago," he said of million-dollar-plus properties in Orange.
"It's a limited thing. The council has subdivided land to a limited extent that was rural land and it is now effectively residential land."
Mr Miller said the large properties on the city's fringes suited people moving to Orange after moving away from farms who were not ready for a suburban lifestyle.
"The person I can picture moving in is somebody from out of the town, a cocky or someone from a regional town who says 'I just couldn't do town," he said.
He said the Escort Way property, while not a farm, was still a "horticultural enterprise" with multiple terraced gardens, rabbit proof fencing plus 150,000 litres of tank water, but was also on town water and had garbage collection.
One Agency Orange licensee in charge Ash Brown also has several properties in the CBD and on the outskirts of town for sale in this top-end price bracket.
They include the Mena property in Kite Street which is expected to sell for about $2.4 million.
Mr Brown said there were plenty of buyers around who could afford houses in this market.
"It is a pointy end. But the buyers that have been through [inspecting Mena] have the capacity to afford it," he said.
Mr Brown said buyers in this high-end ranged from tree changers from Sydney to former farmers.
The location of the high-end properties differs from farms several kilometres out of town to houses opposite Cook Park.
