The Kite Street block, accessed via Endsleigh Avenue and belonging to the state government, was auctioned on Tuesday afternoon for $410,000.
Blowes Real Estate principal Gary Blowes said he was never privy to the reserve, but he would have expected about $300,000 for the site.
"The bidding started at $150,000 and it was over in seven minutes," he said.
"It just goes to show Orange is still a strong area - for a small block of land with no real road frontage, it was a great result."
A Sydney bidder beat four from Orange, but it remains unclear what the site will become.
