The state government is selling off 1628 square metres of land right next to the railway line and the historic footbridge at the railway station.
Blowes Real Estate principal Gary Blowes said he had already received six expressions of interest from people in Orange.
He said that included one proposal for a cellar door, others for storage units and two from adjoining property owners.
"I reckon someone would buy it and put a warehouse or some storage sheds on it," he said.
He said there were storage sheds and a small building on the site that could be used or removed.
"It belongs to the state government and is surplus to their needs," he said.
Mr Blowes said he understood it was among about 10 properties around the state being sold off.
The property will be auctioned in Sydney at 10.30am on Tuesday, April 16.
Sydney firm Cushman & Wakefield is handling the sale with Blowes Real Estate in Orange.
Mr Blowes said he did not know whether there had been expressions of interest in Sydney or what the reserve price would be on the property.
It is accessed from Kite Street behind a coffee shop and a closed former clothing store that front Endsleigh Avenue.
It is zoned B6 Enterprise Corridor which offers a variety of business uses.
The Cushman & Wakefield property listing says it "enjoys very favourable planning controls. It is ideally suited to medium sized businesses wishing to increase their footprint in a location near the CBD," it said.
