A HOUSE and up to 80 trees will be cleared to make way for a 13-lot subdivision in the Ploughman's Valley development area west of Orange.

According to the development application on display at until Christmas eve, a four bedroom house at 11 Carwoola Drive will be knocked down and the land divided into 10 lots of around 850 square metres and three larger lots of 1200m2.
Seven of the smaller lots will front Carwoola Drive while the remaining blocks will by accessed from the north via Brookfield Way, which will be extended as part of the development application and include kerb and guttering and an earth-formed footpath
The site is surrounded by housing to the north, east and south and is consistent with the development pattern of the area.
The house to be demolished was built in the early 90s.
Of the 80 trees identified on the lot, an arborists recommends only three are worthy of retention with the majority having little impact on the landscape.
Meanwhile, Council will also consider the merits of a plan to build two attached dwellings behind an existing home at 161 Bathurst Road.
The infill development includes demolition of an existing single bay garage located on the northern half of the site to allow for the construction of a driveway providing access to the proposed dwellings at the rear of the site.
Each unit is serviced by a single car park within the site and each has separate private open space for outdoor recreation.
Meanwhile approval is being asked to modified a development application that has already given the go ahead for a nine unit subdivision at 1706 Forest Road.
Under the plan the existing structures on the lot will be cleared to create space for nine one-bedroom units with a carport for each unit.
The developers are seeking some modification to the plan including changes to the original internal floor plans including kitchens, the deletion of a double carport for a single carport for one unit and updating the facades.
All dwellings will have access to the site via Forest Road and an internal common driveway.
Designated visitor car spaces have not been altered.
All dwellings will have separate connection points for water, sewer, telecommunications and electricity.
