The brand new three bedroom home is part of the same multi-million dollar development as number 49 and was built by the same local construction company, L-Con.

The high-end, nine-dwelling development behind the former Newstead Bowling Club has now seen close to $6 million worth of sales.

Director of Benchmark Lifestyle Property David Dent said the buyer of number 47 was a local looking to downsize.

Located in one of the most central spots in Orange, the house sits on a 567 square metre parcel of land that's only a block away from Cook Park and Summer Street.

It features "a slightly better layout" than number 49, according to Mr Dent, and is "very private given the Kite Street frontage" - hence the higher price tag.

Like number 49, the house features double glazing, high ceilings, heated floors in both of the bathrooms and in the laundry, Caesarstone benchtops and Miele appliances.

The $2.1 million price is one of the highest achieved for a residential house in central Orange.

Number 47 and number 49 Kite Street are the latest to sell in the newly completed development by Newstead Property Nominees.

They are the only homes on freehold land in the development - the seven residences set behind on 47A are on community title.

The homes on the community title are of a similar style to number 47 and number 49, and all feature three bedrooms, two bathrooms and two living areas.

"They are very similar in terms of finishes and fittings, " Mr Dent said.

Of the seven, five are to be retained by the developers and the other two were set aside to be sold.

One of these recently sold off market for a price in the vicinity of $1.7 million - $1.8 million, according to Mr Dent, while the other, which was listed less than a week ago, is already receiving offers with an even higher price expectation.

"We'll be looking at around $1.85 to $1.95 million (for that one) because it's the last property in there."

Mr Dent said the homes in the development were built to a standard not seen in Orange before.

"They are a quality product, which obviously buyers have been crying out for and hence the sales results."
