Mr Dent, of Benchmark Lifestyle Property, says he was "swamped" with enquiries when he listed 49 and 47 Kite Street last month.

The newly built three bedroom, two bathroom homes are in one of the most central spots in Orange, with Cook Park and Summer Street both only a block away.

The two homes are high end, built to target a specific market and "as close to the CBD as you can get," Mr Dent said.

"The developer took a lot of time to get the designs, the floorplans and the finishes right.

"They are a high end product that we haven't seen offered in Orange before."

Built by Orange construction company L-Con, Mr Dent says the houses feature double glazing, high ceilings, heated floors in the bathrooms and laundries, Caesarstone benchtops, Miele appliances, and are "generously proportioned."

After it was passed in at auction last month, 49 Kite Street sold by private treaty last week for $2 million to a couple retiring to Orange from out of town.

The sale is one of the highest prices achieved for a house in central Orange.

Other homes in town to sell for $2 million or more this year include 76 Hill Street ($2 million) and 21 Byng Street ($2 million). In August, 50 Kite Street sold for $2.6 million.

Mr Dent says 47 Kite Street has the same sort of finishes and configuration of number 49 but is a little more private and has a slightly different floor plan. Set on 567 sq m, the block is slightly bigger too.

"We expect that one will fetch even more than number 49," he said.

Orange continues to appeal to buyers looking for lifestyle and amenity, Mr Dent said.

"We've got health services, we've got a diverse economy, strong employment.

"We've got everything that people look for in a lifestyle destination.

"A lot of the people I deal with are retiring farmers coming in from further out west so the health services are appealing to them, and for the tree-changers coming from Sydney, we've got some excellent schools, we've also got the lifestyle - the wineries the cafes the high-end restaurants - so it's a very appealing destination for people coming from Sydney."

He says he expects to see another surge of interest in Orange property now that restrictions in Sydney have been eased, and prices to keep pushing upward.

"I believe they will for a time.

"We haven't seen conditions like this before. I really don't see anything changing fundamentally for the next few months at least."

Pricefinder data shows Orange has seen median house growth of 15.6 per cent in 2021.The city has seen a 78 percent increase in house prices in the past five years, according to buyers' agency Propertytology,
