An 11-lot subdivision, which includes four community-title homes on one lot, has been proposed for land on Borrodell Drive.
The subdivision application is currently on public exhibition at Orange City Council until March 29.
The application is also seeking to have the minimum lot size for the area reduced from 1500 square metres to 850 square metres.
An extension of Centennial Crescent would provide access from Borrodell Drive.
An existing house is on the property and is part of the development.
A report in the subdivision application said houses on the 2.11 hectare site would front both Borrodell Drive and the new section of Centennial Crescent.
It said the property was surrounded by large rural residential properties but many had achieved planning approval for urban residential development.
It said some of them had approval for 850 square metre lots but the estates had not yet been developed.
The report said there were two heritage items near the site.
The 'Borrodell' packing sheds are on the opposite side of the road at 1 Gartrell Way while a dwelling 'Carwoola', of local significance, is to the south east of the site at 238 Cargo Road.
When completed it is expected the site development would generate an extra 104 daily vehicle trips.
"It is submitted that the additional traffic generated by the proposed subdivision is expected to integrate with the existing road network without unreasonable impact," the report said.
