A large house recently bought for $742,500 would be demolished to make way for a child care centre under a $1 million plan currently before Orange City Council.

A development application on public exhibition states the centre would have places for 98 children and have 28 car parking spaces and an outdoor play area.

Under the plans the existing house and a pool would be cleared to make way for the new development.
The house, which sits on a large 3400 square metre block, was sold last November.
The DA states the site is well located being close to schools, shops, recreational areas and bus stops.
It said the car parking spaces would all be located on site and there would be three more spaces than was required to meet planning regulations.
The childcare centre would have eight rooms for the children, separate internal play areas, cot rooms and rooms for staff and administration.
It said the centre would create extra traffic on the street with a forecast of 49 trips between 7-9am, 19.6 trips between 2.30-4pm and 68.6 trips from 4-6pm.
"These rates are likely to vary on a day to day basis depending on the number of children that attend the child care centre, however the trips generated from the site is still expected to be low," it said.
"The proposed development has been orientated to address the site frontage of Valencia Drive in keeping with the orientation of existing developments along the streetscape.
"The building is sufficiently setback from the side and rear boundaries of the site to maintain a high level of visual and acoustic privacy to the indoor areas.
"The outdoor area is located at the rear of the site to enhance visual privacy and will be screened through the use of fencing and landscaping."
One part of the report said the centre would open between 7am-7pm on weekdays only. However, a noise assessment study with the DA said it would operate from 6.30am-6.30pm on weekdays only.
"The noise impact is considered low risk due to the time and duration of the activities," it said. The DA is on public exhibition at the council's offices and its website until Friday March 26.
