The block, on more than 6,000 square metres, is on the corner of Telopea Way and Farrell Road and is close to Northern Distributor Road.
It sits opposite a 24-hour McDonald's restaurant and the North Orange Shopping Centre, and is next to an unoccupied medical centre.
The site has sat empty for a number of years as housing and other developments have sprung up around it.
"There's been very high interest in the property, from both local and Sydney developers," said Marianna Saran, who is selling the land on behalf of Emerald Property Group.
The land is zoned R1 General Residential.
According to the NSW government the objectives of R1 zoning include "To provide for the housing needs of the community ... To provide for a variety of housing types and densities ... To enable other land uses that provide facilities or services to meet the day to day needs of residents ... to ensure development is ordered in such a way as to maximise public transport patronage and encourage walking and cycling".
Aside from residential housing, other developments are permitted under R1 zoning, with consent of council.
These include boarding houses, child care centres, exhibition homes, community facilities and places of public workshop.
Mrs Saran described the block as "the perfect blank canvas".
"Its large size coupled with its location in the heart of rapidly growing North Orange gives it great potential to be transformed."
In January a DA was lodged to subdivide farmland off Leeds Parade in North Orange into 211 residential lots.
