One Agency real estate director Ash Brown said it was good to see the Bluestone Lake Estate beginning to take shape.
He said the first residents had been living at the private estate for about three months.
Mr Brown said there were only two housing blocks at the estate waiting to be sold.
Lots 10 (728 square metres) and 17 (725 square metres) are both priced at $315,000.
The estate is on the edge of the former quarry which was used to mine bluestone to provide the foundations for many old Orange houses and the kerb and guttering for many of the city's streets.

Mr Brown said there had been interest in the outstanding blocks but they had yet to sell.
"We've got someone very interested in one. I think they will go very quickly," he said.
The quarry closed in 1977 and became a recreation area, including for water skiing, until 2004.
However, it will now only be available for residents to use with non-powered water craft.
The lake is spring-fed and has been stocked with Murray cod and silver and golden perch for residents to fish.
A beach area has been provided at the southern end of the lake.
He said each of the eventual 18 waterfront residents paid a levy for the maintenance of the lake and the beach.
"With 18 blocks each owner owns one-eighteenth of the lake," he said.
The public can access the houses via a road but could not visit the lake.
"You can drive down the road but you can only access the lake through private property," he said.
Mr Brown said the next stage of the estate was likely to go ahead next year.
He said early indications were the land on the other side of the road, which did not have water frontage, would be cut up into five blocks.
"I would say the owner of the development will look at that early next year," he said.
"It has good views to the east," he said.
Mr Brown said it would require a development application being lodged with Orange City Council.
Mr Brown said the lots that had been sold had so far have gone to a mixture of families and retirees.
"It's people who want the lifestyle," he said.
