Anyone who has renovated an old home knows that what lays undiscovered behind the walls and under the floor can be a world of pain.
Add to that a rundown cellar, aging beer lines, a commercial kitchen and old style accommodation, and it's a brave endeavour.
Orange based siblings Andrew and Kath Logan purchased the Commercial Hotel in Millthorpe in early 2020 and kept the doors closed as they first went to work re-opening the accommodation before moving onto the bar and lounge.
Now with everything reopened and the punters flowing back in as the beers pour out, the pair are now offering the hotel to the market through an expression of interest campaign.
The campaign is being run by Deborah Cullen and Richard Royle of Cullen Royle with a price guide of $2 million.
Ms Cullen said the owners had chosen to put the property on the market following strong buyer interest.
Since it is a working, furnished, fully staffed pub, a buyer can walk in and operate it from day one.

"They have been approached by several interested parties following the completion of their renovation," she said.
"There are so many country pubs that are run down and require significant sums of money to restore them, but with the Commercial everything is done. Since it is a working, furnished, fully staffed pub, a buyer can walk in and operate it from day one."
The Commercial Hotel is the oldest hotel in Millthorpe and is a similar age to renowned historic country pubs the Sir George at Jugiong (1852) and the Argyle Inn at Taralga (1875) and Andrew Logan said that although the pub was once described as luxuriant and elegant, her finest days were well over.
"By the time we bought the pub, her glory days were long gone and she was desperately in need of lots of tender loving care," he said.
"We always had a simple vision for the hotel - bring back the iconic 'Top Pub' feel that the locals loved, but always keep it welcoming for everyone. We wanted it to be a meeting place as well as a destination that people could escape to."
Destination pubs are all the rage at the moment in regional areas and recently chef Matt Moran signed on the dotted line for the Rockley Hotel.
"Tree change buyers will also be attracted to the opportunity to purchase this property; those looking to move out of the city and have a lifestyle and be part of a wonderfully warm village," Ms Cullen said.
"We expect a range of buyers to be interested in purchasing the hotel, including those already in hospitality who want to be part of a substantial increase in regional New South Wales produce areas."
The expressions of interest campaign for the property will close at 4pm on Thursday, August 12, 2021.
