It might be the affects of COVID-19 restrictions or it could be the success of people working from home. But whatever the reason Orange estate agents say they are seeing an increase in enquiries from big city residents.

Professionals Orange agent Alistair Miller said the buyers were looking at a range of price brackets.
"Enquiries have seemed to increase dramatically from Sydney, Wollongong and Newcastle buyers. Speaking to other agents that's the general feeling," he said.
I don't think it's a flash in the pan
- Alistair Miller, estate agent
Mr Miller said his firm had sold four properties for more than a million dollars in the past month and two of them had gone to Sydney buyers.
He said a property he sold at Millthorpe last month for $1.3 million was to Sydney buyers who could work from home. "They are decentralising. They can do their job out here," he said.
However, he said Sydney buyers were also looking at lower-priced houses in Orange.
He said some wanted to replace their more expensive Sydney home with an Orange property. "Often they're thinking it can reduce their debt," he said.
Mr Miller said others wanted to keep their Sydney property and borrow against it to buy a property in Orange.
He said it was unclear yet whether the upsurge in enquiries was also leading to more purchases.
Mr Miller said the broad range of employment in Orange including health, education and mining would continue to drive demand for property.
"I don't think it's a flash in the pan," he said.
The million dollar-plus sales included a house at 32 Clinton Street for $1.43 million last month sold by Professionals Orange director Pat Cutcliffe. Mr Miller said it was on the market for only a week. "It was a little bit of Mosman in Orange," he said.
It has been joined on the growing list of CBD properties to sell for more than $1 million by a house at 9 Sale Street sold by Fitzgerald Estate Agents last month.
While the price has not yet been disclosed it was for sale in the $1.5-1.6 million range. Agency director Josh Fitzgerald said it sold "within the range."
Mr Fitzgerald said he was also seeing an upsurge in enquiries from Sydney buyers.
"We re-opened on January 4 and we're getting a lot of phone calls from people from Sydney," he said.
Mr Fitzgerald said many of them were also making offers on properties "across the board from all price points."
