It is proposed that no more than two adults would occupy each of the 25 square metre rooms, described as units. Each will have its own ensuite.
The proposal will provide much needed affordable rental housing in a quality development.

There would be three car parking spaces provided as well as two spots for motorbikes and bicycles.
A development application for the proposal is on public exhibition at Orange City Council.
The DA states the house is compatible with the area and, with consent, meets planning requirements.
"The proposal will provide much needed affordable rental housing in a quality development and in an area with good accessibility to public transport," it said.
It said the proposal was in line with a new state government planning policy for affordable rental housing.

"The proposal will be in harmony with the existing and future buildings around it, and the character of the local area," the DA states.
"The height of the development is compatible with the height of existing neighbouring dwellings. The proposed front and side setbacks are reasonable for the development and includes extensive landscaping of the open areas."
"The boarding house essentially has been designed not to dominate the streetscape," it said.
"It is single storey in construction and has similar proportions to other residential development in the locality. The development has been designed that its entry addresses Leura Road."
