Plans for an 85-lot subdivision bordering Park, Rifle Range and Shiralee roads are currently on public exhibition at Orange City Council.
The tin shack on Shiralee Road is a local landmark which is already set to have housing development close to it under a separate development.
The DA lists the shack as being heritage listed in a report on the heritage impact of the development.
The proposed Clearview Estate covers 11 hectares of rural land which will be turned into housing as part of the residential expansion of the Shiralee area.
Park Road, on the northern border of the subdivision, is set to be transformed into part of the Southern Feeder Road.
The subject site in this proposal would form a natural extension of existing subdivision/development along Rifle Range Road.

The DA is seeking consent to subdivide the area in several stages.
It said one of the existing five houses on the land would be demolished as would some trees.
The report said the first pockets of Shiralee's development have been further south than this site.
"The subject site in this proposal would form a natural extension of existing subdivision/development along Rifle Range Road," it said.
"There has been development approval for 168 Shiralee Rd in March 2019 immediately adjacent/northwest of the site for 17 lots around the heritage listed item."
"Stage Two of [that development] is deferred until the roads proposed in this application are constructed.
"Therefore, it is timely that this subdivision proceeds.
"The area is changing from a semi-rural lifestyle allotment area to an urban residential area with its own local centre and proximity to the new development around the Orange Hospital.
"As such, impacts from urban development are likely to be minimal as urban subdivision is consistent with the desired future character."
"Land to the east of Rifle Range Road is Crown Land that has been used as a rifle range but this use will end with the extension of the Southern [Feeder] Road to Park Road and the creation of a large public open space."

An historical assessment of the area contained in the report was taken from photographs including one from 1954 showing the site was largely orchards with remnant bushland. All the orchards were gone by 1993.
