Bissy's Permaculture Cafe opposite the skate park on Warrendine Street will be auctioned on site on November 7.
Chris Gryllis Real Estate agent John Stevenson said the property would be offered with vacant possession.
He said the registered business name Bissy's Cafe would not be included with the sale.
Mr Stevenson said since the property was listed last week there had been some initial interest from potential buyers considering continuing to run a cafe on the site.
He said if buyers wanted to use the building for another commercial use they would need to apply for approval from Orange City Council.
It is zoned R1 residential.
"They are selling the building. Whoever buys it, it will be up to them," he said.
"There's about a month to go before the auction. We're very confident [it will sell]," he said.
Mr Stevenson said the closure was not a sign the commercial market was struggling.
"All up Orange is doing very well," he said.
Comments on the sale have been added to the cafe's Facebook page.
"Bissy's Cafe is going up for auction so don't miss out on a great opportunity to get your hands on such a beautiful place. We have done our best to make this place what it is today but it's time to pass that onto someone else," the page said in a comment posted on Saturday.
"It's gonna be sad to see such a beautiful place leave, we've had some amazing times here but it's time to move on," a comment posted last week said.
The real estate advertisement for the auction said the property had some unique features.
"The beautiful outdoor area has been utilised to complement the permaculture practice of the business with fruit trees, raised vegetable beds, chook pens and runs and a rain water tank fed watering system," it said.
"An 80 panel 20kW solar system is a bonus and ties in with the self-sufficient theme.
"There is a separate studio with two rooms and its own access, that allows for further potential."
The site up for auction is 905 square metres in size.
Property website Domain said the property was last sold in December 1994 for $107,500.
A suggested price for the property is not included in the commercial listing.
