Hamcon Civil started earthworks for the first 60 houses on Thursday and One Agency’s Josh Fitzgerald said the blocks, ranging from 400 square metres to 800 square metres, would be prepared in two stages.
“We’ve already pre-sold everything bar two blocks in stage one, the inquiry has been really strong especially since we’ve had the [news] of the private hospital [development application] put forward,” he said.
He said half of Shiralee would be green space.
“Before registration, developers actually have to have footpaths in, turf between the footpaths and the kerbs, trees in the median strips in the main roads, which is something Orange hasn’t seen in the new estates,” he said.
“You’ll have partially established trees and gardens before you actually put a house in.”
Mr Fitzgerald expected housing construction would start in early 2018.
He said the buyer demographics ranged from retirees to investors, first homebuyers and builders and they would build homes up to five bedrooms.
Deputy mayor Jason Hamling expected to see a mix of families and retirees enjoying the area in years to come.
“When you’re a growing city and going to land like his, you’re not going to keep everyone happy,” he said.
“People don’t want larger blocks, especially retirees, they don’t want to have to mow all that lawn so they want shorter, smaller blocks, so we’ve catered for everyone here.”
