'Councillors are excited': 11-lot lifestyle subdivision planned for Cabonne

THE first parcel of land identified for lifestyle development in Cabonne has entered the planning phase, with councillors supporting its rezoning on Tuesday night.

Cabonne councillors unanimously voted to forward a planning proposal to the NSW Department of Planning to rezone 24.5 hectares of land at Clifton Grove from RU1 primary production to R5 large lot residential.

The property, on Lower Lewis Ponds Road, five kilometres north-east of Orange, is located just west of the Weemilah and Strathnook Lakes estates and, if approved, would be divided into 11 blocks ranging from 1.1 hectares to 4.48 hectares.

The report to councillors said the neighbouring estates had been fully developed and the site could support the subdivision.

Cabonne mayor Ian Gosper said the land was identified in the 2008 Blayney Cabonne Orange Subregional Rural and Industrial Land Use Strategy as a future release area for lifestyle development.

“This is the first application that fits the strategy. It’s important to have things in the right area,” he said.

“Councillors are quite excited about it.” 

Cr Gosper said the development would encourage growth.

“It’s catering for demand,” he said.

If the department supports it, the planning proposal will be put on public exhibition for residents to have their say.

A report will then be brought back to councillors.
