The process of developing a new 49 lot housing subdivision in Millthorpe has begun with the release of 15 development application documents for 1279 Millthorpe Road, Millthorpe.

Located opposite Redmond Oval the development will wrap around the blue stone cottage and stables on Millthorpe Road that will be preserved as a separate lot.
David Fenton of the Fenlor Group Pty Ltd, of which he is a principal, and Charms Developments Pty Ltd in Orange are the joint developers of the project for the owner Chris Heap.

Mr Fenton said that although the entire lot is over 14 hectares in size, the southernmost section that runs adjacent to Stabback Street and Church Streets has been zoned RU5 village for nearly 20 years.
"That area is zoned as village and is just over three hectares," he said. "The remaining 11 hectares will remain in the ownership of Mr Heap as as well as the bluestone cottage which he plans on restoring and renovating in the future."

Stage one of the development would be the dividing of the land into two lots, Lot 100 of 3.03 hectares and Lot 101 of 11.60 hectares.
The second stage would divide Lot 100 into 26 lots of between 700 and 900 square metres each. The existing house and outbuildings would remain in Lot 101.
The third stage is dividing Lot 101 into two lots numbered 300 and 301.
Lot 300 will be 2.56 hectares in size and will house the cottage and the final stage of the development.
Lot 301 will be 8.08 hectares and will extend down to Richards Lane.
The fourth and final stage would be the further dividing of lot 300 into 25 lots of between 700-800 square metres each. The bluestone cottage and outbuildings would be on a block of its own.
Two of the 51 blocks would become On Site Detention Basins.
Mr Fenton said that the decision to create the larger lot sizes was because that was what customers wanted in Millthorpe.
"There are a lot of couples and families that want to move to Millthorpe because of the school and Redmond Oval. No one wants those small blocks like in Orange. They want room to be able to establish themselves as a family," he said.
"The block sizes will be much the same size as those already on Church Street and Stabback Street."
Entry to the development would be off Park Street opposite the changerooms in Redmond Oval south of where the cottage now stands and a row of Hawthorn hedges now sit. No London Plane trees would be removed.
The Development Application will be publicly advertised for a period of 50 days between 9 December 2021 and 28 January 2022.

The applicant will also be holding a walk in public information session on Thursday 16 December 2021 from 4pm until 6pm at the Golden Memories Museum, Millthorpe.
