However, some metropolitan house hunters are continuing to show an interest and are taking different measures when it comes to securing a purchase in the competitive housing market.
Ray White Emms Mooney residential sales agent Peter Bromley said he has been getting requests from Sydneysiders who want to view properties via Facetime and Zoom meetings.
The Ray White Emms Mooney office opened in Sale Street this year after it purchased Ray White Orange in 2020. Mr Bromley said he has found it more of a challenge to get properties listed than to sell them in the current market.
"We are getting lots of interest from Sydney," Mr Bromley said.
"The challenge now is we are getting lots of Facetime inspections and Zoom inspections."
He said the interest has been both for people under lockdown who are looking for a tree change as well as investors who want to take advantage of the strong rental market.
"The hard part's getting them listed, there's no shortage of buyers.
"I've just put another sold sign up, I put another sold sign up on Monday, we've had lots of rural sales."
Mr Bromley said some properties are going under under contract within a week or less of entering the market.
He said lifestyle blocks are also continuing to sell well and they are also selling well in the Molong and Blayney areas.
McGrath Orange and Molong principal Josh Fitzgerald said he personally had not done any Facetime or Zoom inspections since the latest Sydney lockdown but he has started receiving requests for them.
"I have had a couple of requests from a couple of people in Sydney who would like to do one next week," Mr Fitzgerald said.
He said some people in Sydney are also asking locally-based friends or family members to view properties on their behalf.
"We have had some offers made sight unseen and I know there's a few other agents in town who have the same thing," he said.

However, Mr Fitzgerald also said some of the local buyers who are trying to find a home are enjoying the restricted access Sydney buyers are facing as a result of the lockdown.
"I think some of the locals are liking a bit of breathing space," he said.
Mr Fitzgerald said the market is continuing to remain strong and said there were about 1000 sales in the past 12 months.
"I think there's just a lot of buyer demand," he said.
However, he said there were a number of factors involved in how quickly a given property would take to sell.
"Not every property sells first week," Mr Fitzgerald said.
He said some properties are being listed for auction while others may take longer depending on location or price leaving an average of about 32-33 days on market.
