The former Department of Primary Industries building on Kite Street is up for sale.
It is being handled jointly by Sydney-firm Colliers International and Orange's Benchmark Commercial.
We've had good interest so far from different operators
- Nigel Staniforth, Benchmark director
Benchmark Commercial director Nigel Staniforth said expressions of interest for the large site would close on June 22.
"We've had good interest so far from different operators," he said.
He said the building was owned by a group of Sydney people.
The advertising campaign for the sale confirms the building will come with a tenant. Rail maintenance and logistics company UGL Regional Linx, is in final negotiations to move into part of the top floor of the site from July 1.
It states the building is 21 per cent leased.
Mr Staniforth said a sale of the building would not affect existing tenants.
The building has 216 car parks including a large underground area.
It is on 7057 square metres of land with four street frontages.
The site is zoned in an area that offers multiple uses.
Orange mayor Reg Kidd appears in a promotional video advertising the site to prospective buyers.
"We will be allowing anything in here from tourism, medical practitioners, medical business, mining related businesses, the list goes on, right through to residential," he said.
The advertising campaign states potential uses could also include "commercial offices, hotels, medical, shop-top housing and neighbourhood centres."
It said Orange City Council had lodged a Gateway Application with the state government to allow increased building heights for the surrounding Eastside precinct and the site of up to 16 metres.
