UGL Regional Linx, the company which will be taking over the logistics and maintenance of rail property throughout NSW from January, is in negotiations to move into the former state government site in July.

A spokesman for UGL said the company planned to have about 80-100 staff in half of the top floor of the Kite Street building.

Orange will be the base for the company's rail network control centre in NSW in a $1.5 billion deal with the state government announced in February.

It is taking over the contract from John Holland Rail for 10 years from 2022.

The spokesman said UGL staff had already taken up an office in the Hive building in McNamara Street.

"We're very actively hiring at the moment," he said.

The spokesman said staff had been looking through the old DPI site in the past week.

He said they aimed to have most, if not all, rail work staff based in regional areas.

The move comes as the DPI building was advertised for sale on the weekend.

Benchmark Commercial in Orange and Colliers International in Sydney are jointly handling the sale.

The price is not listed in the advertisements.

Instead expressions of interest are being sought from prospective buyers by June 22.

In a rare move Orange mayor Reg Kidd features on a video as part of the sale campaign.

Cr Kidd tells prospective buyers the site has many possible uses.

"With [council's new local environment plan] we will allow anything in here from tourism, medical practitioners, medical businesses, mining-related, the list goes on, right through to residential," he says.

"It's a gateway site on a major highway, you couldn't get anything better," Cr Kidd said.

"This presents a great opportunity to businesses in Orange. It's in a beautiful part of the city, right close to the CBD, the cafes, the shops, the wineries, gardens."

The 7057 square metre site is advertised as having 216 car spaces and four street frontages.

It is in the council's Eastside precinct where council is seeking to allow increased building heights and additional uses.

Across NSW UGL Regional Linx will be responsible for 2386 kilometres of operational passenger and freight rail lines, 3139 kilometres of non-operational lines, 27,000 hectares of land and infrastructure, 1312 level crossings (300 are active), 1200 property assets (including 356 heritage sites), 984 bridges and 996 km of branch line track mainly used for grain haulage.
