A developer has applied to Orange City Council to reduce the size of blocks of land at a proposed housing estate at Shiralee.

Under the proposal the minimum lot size in one area of the Clearview Estate would be reduced from 2000 square metres to 700 square metres, 9000 square metres to 1000 square metres in another area and 3800 square metres to 3000 square metres in a third area of land on Park and Rifle Range roads.
The developer's application states it would result in 10 extra lots being created.

It said the changes would create more housing, and more desirable lot sizes.
"This is not a major increase in lot yield compared to what was intended for the area," it said.
"In addition, it is clear that the staging of construction for Shiralee has not progressed quite like it was intended.
"Many larger holdings are not developing in the intended timeframes and this is resulting in the need for roads and infrastructure to extend further than intended earlier in the urban release project and with less lots contributing to the cost of new infrastructure and open space to be provided by council.
"Without sufficient contributions from housing, council is less able to provide a range of facilities and services, recreational opportunities, local/neighbourhood centres and infrastructure necessary to achieve the goals for Shiralee and future residents."
The application said that when an applicant could show where more lots could be placed on land with minimal disruption council should support it.
"[It] will add to contributions to fund this infrastructure," it said.
The application said it would take about 12 months for the amendments to start once they were approved.
It said the land had previously been used for orchards and grazing.
A land contamination report has found the area would be suitable for housing.
A staff report has recommended council approve the reduction in minimum lot sizes at the estate.
It said "significant interest from landholders was being expressed" to reduce the minimum lots sizes in the area.
The site is near where the next stage of the Southern Feeder Road will be built.
