Built in 1929, the property comes with 3622 square metres of land and is situated 10km from Millthorpe.
The church building, formerly known as St. Luke's, has already sparked a "flurry of enquiries", according to real estate agent Stephen Townsend.
In the three days since it was listed, the church on 20 Calvert Lane had received 50 enquiries, he said.
"There's a lot of interest for something old and quirky like this," Mr Townsend said.
"I've got people looking at it for Airbnb..., we've had artists look at it, so I really don't know who's going to buy it."
He estimated that half of those interested were looking to turn in into an Airbnb while the other half were wanting to reside in it themselves.
Despite the fact the church was deconsecrated and sold by the Anglican Diocese of Bathurst into private property around a decade ago, the building has remained completely untouched since. It even comes with dust-encrusted hymn books stamped with "St. Peter's Church of England" on their inside covers and an organ that may nor may not still work.
The complete lack of disturbance to the former place of worship was partially due to the time it took to acquire a dwelling entitlement from Blayney Shire Council, Mr Townsend explained. And while it has power, there is no water or septic tank.
But much of this technicality fades into mere details for some once they see the church's 270-degree-views. Perched on a slight hill, the church's huge selling point is its "spectacular" views.
"Because of its location and its size, I really think it will go for $350,000," Mr Townsend said. It will take at least another $150,000 to covert it, he added.
The $350,000 price guide is similar to what Lucknow's bluestone church was expected to fetch, before selling for $430,000 at auction on November 6.
The former church will go to auction on December 12.
