Orange's Wentworth Estate is known for its big houses on big blocks but is not known for a big turnover of sales.

However, one house that has just been sold has set a record price for the area from public sales.
That's the view of estate agent Tom Figuero, who with fellow McCormack Barber real estate agent Adam Scimone, has just sold the property at 34 Stirling Avenue.
He said the property's sale price was well over one million dollars.
While the sale price has been withheld Mr Figuero said it was the highest price paid for a publically-advertised property in the estate.
"The house was advertised for between $1.25 and 1.35 million, it was sold within that range," he said.
"There was another sale some time ago. A house on Claremont Way sold for $1.8 million. That was a private sale. The builder sold it privately," he said.
Mr Figuero said size mattered in the Wentworth Estate.
"It's a one million-dollar house on a $300,000 block," he said.
"The house is 55 squares. Whereas most four bedroom, two bathroom houses in Orange are closer to 25 squares," he said.
"The master bedroom is 60 square metres. That's the size of some granny flats."
The property is on a 1096 square metre block and features four bedrooms and three bathrooms.
Mr Figuero said it was the first time the property had sold since it was built four years ago.
"The owner built it and they've moved up to Queensland to retire," he said.

"The buyers are coming up from Tasmania. They're in their 70s. The family has roots in Orange. Their children are in Orange," he said.
He said development started on the estate off Ploughmans Lane in 2003 with the latest land release in 2015.
"There's probably a few really steep blocks that are available there. [But] as far as flat blocks up there I only know of one," he said.
"Wentworth has a definitely higher median sale price than the rest of Orange.
"Compared to other areas of Orange I would say it has a low turnover [of sales]."
The record sale price for a property in Orange's CBD is $1.6 million for 21 Summer Street.
