Agent Chris Gryllis said the recent purchaser of the site would occupy part of the premises, but would lease out the remainder, across multiple large buildings including factory space, warehouse space and offices.
The space has been promoted as located two kilometres from the CBD with camera security and reasonable rent per square metre, with partitioning options available.
Mr Gryllis said activity on the site was likely by Christmas.
"The old factory needs a bit of TLC," he said.
"We have expressions of interest from three possible tenants and we're just negotiating with them."
The purchasing company from Sydney and its plans remain unannounced.
Shaping up
WOMEN'S fashion outlet Taking Shape will hold a fashion parade this Saturday.
Fashion stylist Penny Heap said it was a monthly event the store held to guide customers on how to put an outfit together.
"It's usually a chance to get customers in and show them our new styles," she said.
The event will be held at the store at 201 Summer Street from 1pm until 2pm.
Entry is free.
Ziera to close
ZIERA Shoes is holding an end-of-lease sale before the business closes in October.
The premises at 166 Summer Street, on the sunny side of the retail strip, has already been advertised for lease.

Customers have been told they can access shoes online once the store closes.
The sale is set to end on Wednesday.
Tax changes
SMALL businesses have been reminded to make themselves familiar with changes to tax, which came into force on July 1.
All employees' income and superannuation information needs to be added to single-touch payroll, with cash payments needing to be declared in order to claim deductions.

However, they can claim an asset write-off for purchases up to $30,000 provided they make the purchase by June 30.
