Sammy Jeon plans to have the as-yet-unnamed restaurant operating by September.
Apart from Mr Lim, which is just as famous for its karaoke, Mr Jeon also runs Mr Sushi King over the road plus Korean and sushi eateries in Mudgee and Parkes.
"This is the first western restaurant. We are going to do Italian," he said.
Mr Jeon said it would be a family pizza, pasta and steak restaurant with a simple menu featuring local ingredients with a room for children's birthday parties. And he plans to learn how to cook Italian to be the chef.
"I've just been to Italy. I was there two and a half weeks ago for two and half weeks for inspiration. I had some bad food," he said.
He also returned with about 20 Italian paintings to decorate the walls but was still looking for a name.
"We're thinking of Avido, it means greedy, I'm not sure yet."
Mr Jeon said he was attracted to the former La Porchetta site, which closed in February after trading for 18 months, as it was "so close" to his other restaurants.
"I have a really good inspiration. I went to one restaurant in Sydney, Italian, Buon Ricardo, which is very famous, I have his cookbook. I knew this one was having trouble," he said.
"I'm always thinking I want to do something else, and then this was vacant and I got a chance to go down there [Buon Ricardo] and then I thought 'I've got to do this'.
"Koreans love Italian. Really Italian is quite a simple food, fresh ingredients, good food."
Blowes real estate principal Gary Blowes said the lease was signed this week and the owners were pleased as they were seeking an experienced operator for the site.
