Orange CBD property price records are set to be smashed with the announcement the historic Mena property is on the market.

One Agency Orange real estate director Ash Brown said he expected it would fetch about $2.3-2.4 million which would exceed the current top sale prices reached of about $1.5-1.6 million.
The Kite Street property was built for the Dalton family in 1875.
Current owner Scott Gilbank bought Mena in 2003. According to property website www.realestate.com.au it sold for $980,000 after previously selling for $500,000 in 1993.
Mr Brown said since then Mr Gilbank had undertaken years of work to restore the building to its former glory.
"He's semi-retiring and wants to downsize and move onto other projects," he said.
The five-bedroom, two bathroom property sits on 2400 square metres of land with extensive gardens.
"To get that sort of land in the centre of town with gardens that are probably on par with Cook Park is amazing," he said.

Mr Brown said there had already been interest in the property after only two days on the market.
"Mena broke all the records last time it sold and probably will set the record until it is sold again. It's something you can't build now. It's part of history," he said.
Mr Brown said the restoration had included buying period furniture which could be purchased along with the property.
He said the property should appeal to a range of buyers.

"When we sell houses over a million dollars it is surprising where the buyers come from and we really can't pick it," he said.
Mr Brown said there might be interest from Sydney, Canberra or Melbourne buyers or could attract district farmers looking to sell up their property and retire to Orange.
He said it was the "pinnacle in my career" to be the estate agent given charge of the sale of Mena.
"It is arguably one of Orange's best properties. This is probably one of the most well-known buildings. It is quite prominent in its look," he said.
The release of Mena onto the market follows the sale of another five-bedroom property at 21 Summer Street on March 18.
While the sale price has not been disclosed it is understood it now holds the record for the highest price paid for a house in the Orange CBD.
Another CBD property at 65 Clinton Street is currently on the market for $1.5 million.
