Blowes Real Estate principal Gary Blowes said the building's owners were hoping it could become a cafe.
Mr Blowes said the building would be leased with all the cooking equipment and cool rooms in place and the tables, chairs and fittings previously used in the La Porchetta restaurant available.
"We're seeking expressions of interest from experienced operators," he said.
"The owners have bought all the plant and the equipment [from the former operators]. The knives, forks everything."
Mr Blowes said that with all the equipment and the fittings available the building could begin operating as a cafe reasonably quickly once a suitable lessee was found.
Converting the former restaurant into a cafe would add to other retail changes currently underway nearby on Peisley Street.

The site is adjacent to a petrol station complex currently under construction which will include a convenience store and a fast food outlet.
It is also over the road from the Aldi supermarket which is undergoing extensive renovations.
La Porchetta opened in August 2017 in the former Roberts bakery building.
However, the franchise operation closed down 17 months later in February this year after the owners took possession of the site following financial issues.
Mr Blowes said the owners of the building had given the La Porchetta company the opportunity to take over running the site themselves but that had not happened.
It is the second time a La Porchetta restaurant has opened and closed in Orange following a venture in Summer Street several years ago.
