Proposals including a hotel, boutique bar, cafe and office premises have been offered for the future of Orange's landmark Five Ways church which is up for sale.

The church, on Bathurst Road, is near several shops and eateries, but is zoned residential which limits commercial development.
However, the selling agent Benchmark real estate director David Dent said that hadn't stopped people inquiring about other uses.
Mr Dent said he suggested they seek town planning advice as those future uses would be subject to Orange City Council approval.
"We have had well over a dozen inquiries. They have come from all around, local and metropolitan buyers are inquiring. Bars, boutique hotels, cafes and office premises," he said.
Mr Dent said the church was heritage-listed and the owners, the Uniting Church, had receiving planning advice heritage items could have wider uses than the zoning permitted.
He said the council would have to be satisfied such uses conserved the heritage item and did not have an adverse affect on the amenity of the surrounding areas.
"In effect, the heritage conservation incentives would greatly broaden the type of development that may be approved within the subject land such as a cafe, office premises, shop, art gallery, business premises, etc," the report said.
Mr Dent said the building could also become a child care centre as that fitted within residential zoning laws. It will be auctioned on site at 11am on May 3.
