The minimum size room in a boarding house can be 12 square metres. In a studio apartment it must be 35 square metres, so they can fit more apartments on a block.
Boarders do not have leases for a set time so the owner can evict them at any time with reasonable notice. What is reasonable?
Boarders must be given four weeks’ notice of a rent rise, but can be as often as the owner wishes. So if you do not accept the rise the owner can evict you with reasonable notice. The owner may consider that as overnight.
Orange has already two boarding house developments approved and another Development Application submitted for units behind a heritage home.
This development would change the environment of the area. Very little publicity has been given to this development and the advertised comment period coincided with the school holiday period.
