The Regand Park property broke new ground when it fetched the seven-figure sum on the market, selling agent Ken Mongan reported.
It eclipsed the city's previous top price of $920,000, set more than two years ago.
Presented as a “modern masterpiece with exquisite design” the new record holder was the creation of vendor Brad Acheson, a Dubbo builder, and wife Sophia.
It sold for $1,050,000 less than a month after it was offered and before the scheduled auction date.
“It’s one of the fastest-selling top-end homes,” Mr Mongan said.
The double-storey house, with views to the Macquarie River, has five bedrooms, four bathrooms, a home theatre, a pool and more on more than 2300 square metres of land.
The marketing campaign highlighted its “sophisticated yet warm and inviting setting for contemporary family living” and attracted attention.
Mr Mongan reported more than 120 people had attended the first open house, which was “amazing”.
More than 200 people viewed the home during its time on the market and the realtor fielded about a dozen inquiries from Sydney, but the three interested parties were locals.
“We were surprised with the amount of solid interest,” Mr Mongan said.
The agent said he could not disclose the identity of the buyer, but confirmed they were from the region.
Mr Mongan also made a prediction the $1 million price was a sign of the future.
“People are building really nice executive homes,” he said.
“There are buyers out there for a product that suits their needs if the quality is put into it.
“There are a lot of other people in Regand Park with homes of similar value, but it was Brad’s time to sell.”
Mr and Mrs Acheson and sons Harry and William are now preparing to farewell their home of the past more than three years.
Mr Acheson said his wish was for the new owners to enjoy the home, built by his firm in about seven months.
He has a favourite feature to remember.
“The kitchen-dining (area), leading out on to the patio . . . the corner door looking out on to the pool… it’s great to be able to see that visual aspect of all that rural.
“It looks like you’re in the middle of nowhere rather than two minutes from the CBD,” he said.
The Acheson family is in the process of building on a larger block in Dubbo.
The top price was announced less than two weeks after the city recorded the milestone of its median house price hitting $300,000 for the very first time.
